CapitaLand Development breaks ground on The Fullton

CapitaLand Development (CLD) broke ground on The Fullton, its first luxury low-rise residential development in northern Vietnam, on June 6.

The Fullton, with an estimated gross development value of approximately US$800 million, is strategically situated within Vinhomes Ocean Park 3 in Hung Yen Province, east of Hanoi. This project marks CLD's first luxury low-rise residential initiative in the northern region.

The groundbreaking ceremony was attended by His Excellency Jaya Ratnam, Singapore's Ambassador to Vietnam; Tan Wee Hsien, CEO of CapitaLand Development Vietnam and International; Marc Boey, Executive Director of Far East Organization; Christina Goh, Director of Development Projects & Asset Management, Far East Organization; and Alwin Low, General Manager of North Vietnam at CapitaLand Development (Vietnam).

Spanning 25 hectares, The Fullton will be developed in two phases. The first phase, The Fullton Edition, comprises 342 residential units across 12 hectares and is expected to be completed by 2026. An additional 350 residences will be introduced in the second phase, slated for completion in 2027.

The Fullton enjoys prime accessibility to the Northern Key Economic Region via major transportation routes, including National Highway 5A, Ring Road 3.5, Hanoi–Hai Phong Expressway, Ngoc Hoi Bridge, and the future Tran Hung Dao Street, scheduled for construction in 2025. This location offers residents easy connectivity to Hanoi's city center while maintaining a serene and peaceful environment.

Tan Wee Hsien emphasized that The Fullton, developed in collaboration with joint-venture partner Far East Organization, addresses the increasing demand for high-quality, low-density residential developments in northern Vietnam, particularly for discerning homeowners and professionals around Hanoi.

"With nearly 700 homes and shophouses featuring various villa types, including enclave, twin, and detached villas within a secure gated community, we aim to create a prestigious and accessible residential community," said Tan. "This marks our initial entry into the Greater Hanoi area, where we foresee significant growth potential driven by infrastructure improvements and evolving lifestyle preferences."

Singapore's Ambassador to Vietnam, His Excellency Jaya Ratnam, who attended the event, underscored the project's significance in strengthening bilateral relations between Singapore and Vietnam.

"I am pleased to witness the groundbreaking of CLD's latest project in Vietnam. It reflects the strong confidence Singaporean businesses continue to have in Vietnam's growth and development," he said. "The Fullton aligns well with Vietnam's ongoing urbanization, providing quality homes while contributing to the transformation of key districts and provinces."

The Fullton features meticulously designed boutique townhouses, enclave villas, twin villas, and detached villas set within a secure community.

Inspired by Vietnam's iconic terraced landscapes, the project's layered architectural design integrates harmoniously into the surrounding greenery, providing tranquility, contemporary luxury, and vibrant community spaces.

At the heart of the project lies a vibrant 1.9-hectare central park, designed to foster community, wellness, and recreation. It includes themed playgrounds, a skate park, sandpit, and maze garden for children; fitness stations, internal jogging trails, and multi-purpose sports courts for adults and seniors; and social spaces such as an outdoor event lawn, BBQ pits, amphitheater, and peaceful gardens for yoga and meditation.

A unique feature of The Fullton is its private clubhouse, rare in low-rise residential projects. Inspired by terrace fields, the clubhouse blends seamlessly with its natural environment through layered greenery and open vistas. It offers residents a curated collection of facilities for socializing, relaxation, and wellness, creating a retreat within the community.

The Fullton incorporates sustainable features, including electric vehicle charging infrastructure, extensive green spaces, and energy-efficient building orientations.
